Standard Home Inspections
A home inspection is a detailed, non-invasive visual examination of a property's condition, including its structure, systems, and components. This process helps identify existing or potential issues, allowing buyers, sellers, and homeowners to make informed decisions about maintenance, repairs, or purchase negotiations.
What’s Included in Every Home Inspection:
-
Comprehensive Visual Walk-Through
We inspect the entire property from roof to foundation — including the exterior, roof, attic, interior rooms, crawl space, heating and cooling systems, electrical, plumbing, water heater, and major built-in appliances. Infrared Home Scan
Using advanced infrared technology, we detect hidden issues behind walls and ceilings—such as missing insulation, moisture intrusion, or heat loss—by capturing temperature differences invisible to the naked eye.-

*) Private Well Water Testing
In Washington State, private well owners are encouraged to test their water every year. The Department of Health strongly recommends at minimum testing for coliform bacteria and nitrate, as these contaminants can pose serious and immediate health risks.
For real estate transactions, many counties and lenders—even VA loans—require proof of safe drinking water before closing.
At ECE, we provide professional water testing services in cooperation with a local EPA-certified and state-accredited laboratory. We follow strict chain-of-custody procedures and ASTM D 4840 standards, ensuring your results are both accurate and legally defensible.
On average, test results are available within five (5) business days.
Our Standard Water Testing Panel Includes:
- Coliform Bacteria (including E. coli) – required by many lenders and VA loans; indicates possible contamination from septic or surface water.
- Nitrate – strongly recommended, especially for households with infants and pregnant women.
- Arsenic – naturally occurring in many parts of Washington; long-term exposure poses health risks.
- Lead – especially important in homes with plumbing installed before 1986.
- Turbidity (EPA Method 180.1) – measures how clear or cloudy the water is; high turbidity may indicate sediment, soil infiltration, or well casing/seal problem
